House Rules & cancellation Policy

Checking in and out

  • Check-in after 16:00

  • Checkout before 10:00

  • Self check-in with lockbox

During your stay

  • 8 guests maximum

  • Pets: Up to two well-behaved dogs are permitted with prior written agreement from the Owner. Pets must be house-trained and for hygiene purposes and out of respect for allergy sufferers, dogs are not allowed upstairs A stair gate is fitted to assist in this.  Pets must not be left alone in the Property. We recommend using a lead for dogs outside, as the perimeter is not secure and the farmer often grazes cattle in the adjacent field. You will need to cover any damage caused by your dog.

  • No parties or events

  • Commercial photography is not allowed

  • Smoking is not allowed within the property building

Payment Schedule

  • 50% of the total amount is due at time of reservation.

  • The remaining amount is to be paid at least 7 day(s) before arrival.

Cancellation Policy

  • 100% of paid prepayments refundable when cancelled 14 days or more before arrival.

  • Guests who cancel within 14 days, but 7 or more days before check-in get 50% back. 

  • 0% refundable if cancelled less than 7 days before arrival.

  • Cancellations must be made in writing.

Internet Access

The Wi-Fi network is provided free of charge for the convenience of guests staying at the property. It is intended for general browsing, email, and streaming, and not for commercial or illegal use.​


You agree not to use the Wi-Fi network for:

  • Accessing or sharing illegal content

  • Hacking, phishing, or distributing malware

  • Copyright infringement (e.g., illegal downloads)

  • Any activity that may breach applicable laws or regulations

The Wi-Fi network is not encrypted or may have limited security. Use at your own risk. It is your responsibility to use antivirus software and secure browsing methods (e.g., VPN). We do not monitor internet traffic, but we reserve the right to investigate misuse or excessive use.


We aim to provide reliable internet access, but availability and speed are not guaranteed. Interruptions may occur due to maintenance, weather, or provider issues.


We are not responsible for:

  • Data loss or damage to your device while using the network

  • Losses or damages from network downtime

  • Misuse of the service by third parties
